A picturesque 3/4 bedroom detached cottage believed to date back some 270 years
Jackie Stanley’s are delighted to bring to the market this charming 3/4 bedroom cottage believed to date back some 270 years. Immaculately presented and sympathetically extended by the current vendors to create a home of over 1200 square feet, Pentykelly is located in a quaint North Cornish village just a short distance from the historic harbour town of Boscastle. In addition to the generous formal landscaped gardens that accompany the cottage is a large area of agricultural land, planted with a variety of fruit trees. This backs onto open farmland that stretches as far as the eye can see. We also understand that the property may have infill building potential within the garden and therefore a potential building plot for a new dwelling, subject to obtaining the necessary planning permission.
From the large off road graveled parking area, the property is approached at the side into the inviting entrance hall. This is the newest part of the house and from the moment you walk in, it is clear the cottage is beautifully maintained. To the right is a double bedroom, a light and bright room with front aspect double glazed windows and an extensive amount of built in wardrobes to one wall. On the other side of the hallway is a single bedroom, this has a rear aspect with lovely views across the surrounding countryside and again is very light. There is a separate cloakroom and family bathroom with fitted white suite comprising of a paneled bath with power shower over, wash hand basin and close coupled wc, heated towel rail and an obscured glass window to the rear aspect. A door then leads into the dining room, a lovely light room with French doors opening out onto the garden and enjoying pleasant countryside views. From here there are doors to both the living room and kitchen.
The kitchen comprises of a range of base and wall mounted units with work surfaces over incorporating a stainless steel single sink/double drainer unit. There is a recess for an under counter fridge and a recess for a cooker. A window to the rear aspect provides views over the garden and countryside beyond. An opening leads into the utility room where there is space and plumbing for an automatic washing machine, tumble dryer, tall fridge/freezer and dishwasher. A double glazed window looks out onto the gardens at the rear and a door opens out onto the garden at the side.
The most characterful and cosy room in the cottage is clearly the living room with exposed ceiling beams and a large feature inglenook fireplace housing a multi fuel stove and original cloam oven. A large recess, formally the main entrance, is now a cleverly designed built in cupboard with a window to the front aspect. An open tread staircase rises to the first floor. An original and beautifully restored Vestry door leads into the snug/forth bedroom. This is a light and airy dual aspect room with windows to both the front and side aspect and beams to the ceiling. Currently, the room is used as a comfortable snug/ occasional bedroom. On the first floor, the staircase rises directly into the main bedroom which is a spacious double bedroom with a vaulted ceiling and exposed beams. Under eave wardrobes and shelves have been cleverly built in on both sides and a window to the front aspect allows plenty of light to flood in. The current vendors have also had an en-suite cloakroom installed with low level wc, wash hand basin and Velux roof window.
Pentykelly is approached via its own graveled entrance driveway providing ample off road parking for several vehicles. In the corner stands the single detached garage with up and over door, pedestrian door, light and power connected. The landscaped gardens are to the rear and side and comprise of a generous formal garden, principally laid to lawn with a variety of mature plant, tree and shrub borders, ornamental garden pond and raised beds with Cornish stone walls. A paved pathway meanders through the garden to a large greenhouse, home to a pear tree and grape vine. Additionally there is a wood store and useful garden shed. To the rear of the property is a strip of attached agricultural land, mostly laid to lawn with a fruit orchard at the far end. At the opposite end is a productive vegetable garden and fruit cage all enclosed by a stock proof fence. Services to the property include mains electricity and water, private drainage system and an oil fired central heating system.
