A contemporary 4 bedroom detached residence set in a private & elevated position offering panoramic views of the ocean
Summer Winds is a 4 bedroom detached residence occupying an extremely private and elevated position high above the historic village of Boscastle. The property offers stunning panoramic views across the village to the ocean from all principal rooms, including the rear conservatory and summer house in the rear garden. The property has been the subject of a complete re-design and modernisation by the current vendors to create a highly energy efficient and stylish modern home. Features of note include the triple glazing throughout, oak doors and oak turned staircase, underfloor heating, Brazilian slate flooring, ground source heat pump (heat and hot water), solar panels (including feed in tariff at the original higher rate) and high grade insulation throughout.
Starting at the level of the driveway is a self contained double bedroom with en suite shower room. The principal entrance is reached via a short external staircase and much of this floor is one large open plan split level room with light flooding through the property from windows at front and back. The staircase rises to the first floor and a stylish free standing Contura wood burning stove sits on a slate hearth giving a focal point to the room.
A couple of steps up, to the rear of the property, is the dining area with Brazilian slate flooring and giving onto a double glazed timber constructed conservatory that gives acess to the rear garden. At the other end is the kitchen featuring butcher block wood work surfaces, custom built cupboards and shelving, a Zanussi induction cooker, Miele fridge-freezer and dishwasher. The kitchen gives on to a utility/larder room with Miele washer and dryer and gives access to the rear garden. Also on the entrance floor level is a cloakroom which houses the solar panel controls and hot water tank and next to it, facing the front of the property, a double bedroom, currently being used as an artist’s studio.
On the upper floor are two large double bedrooms, one currently being used as a study, and a family bathroom. Both bedrooms and landing all benefit from large Velux windows flooding the upstairs with light and giving impressive views of the sea. The flooring upstairs is stripped pine.
Summer Winds is located at the top of an ascending driveway set behind a sliding five-bar gate. Adjacent to the gate is a single garage. On either side of the drive are raised flower beds with lawn and small fruit trees and mature shrubs. To the rear of the property the garden is split level, adjacent to the house and along its length is a patio and up a few steps a small area of mature fruit trees and flowering shrubs, with a small summer house to one side, also enjoying sea views. There is access to the rear of the property from both sides of the house.
Planning permission has been granted (2015) for an ARCO2 designed extension to the front of the property to incorporate the bottom bedroom into the main body of the house and at the same time enlarge it and the bedroom above it. Other features within the property include a radon gas pump, satellite dish (four channel) hard wired smoke and heat alarms and individual programmable thermostats in each room which can be connected to the internet if so desired.
Summer Winds is an unusual property of intelligent and imaginative design providing an energy efficient and comfortable home and we recommend an internal viewing at the earliest convenience.
