This substantial & impressive barn conversion full of original features is situated in the rural village of Cardinham

Set in the rural parish and thriving community of Cardinham is Foxgloves, a large scale four bedroom high quality home with a beautiful country outlook and adjoining 0.75 acre field. This delightful property is part of a small complex of converted agricultural barns which was completed in 2002. With an abundance of character, Foxgloves is perfect for those seeking a rural family home finished to a modern high standard yet retaining features of the original building.

The accommodation is beautifully presented with some great features such as slate floors, thick rough cast walls, hardwood double glazed windows, latched doors and magnificent exposed chunky oak beams. Arranged over two floors, the reversed style accommodation has been conveniently designed to make the most of the country views from the living room and kitchen. The property can be accessed from both the ground floor and at first floor level. Entering the property in the traditional manner into the ground floor entrance hall with a slate floor, you will find four excellent size double bedrooms, one of which has a stylish en-suite shower room, three with built in wardrobes and each with chunky oak beams. There is a family bathroom comprising a white suite to include a paneled bath with glass shower screen and shower over, a wash hand basin and low level WC.

Heading up the stairs to first floor level, you can’t help be impressed by the magnificent exposed timbers, roof trusses and balanced lighting design of the open plan kitchen/dining room. There are rough cast walls, slate sills and even exposed stonework round a small high level feature window as well as a small loft space. With the staircase in a central position, there is ample space for a dining table and chairs at one end with a dual aspect overlooking the garden. The kitchen is beautifully appointed, a comprehensive range of floor and wall cabinets and drawers integrated with a dishwasher, fridge/freezer, hob, eye level microwave and double oven. There is a large exposed ceiling beam and exposed chunky lintel above the front facing window, a slate tiled floor and thick rough cast walls too. A stable door opens from a small reception area from where there is a utility room which has some cupboard space, space and plumbing for white goods and a useful WC and wash hand basin. Back in the dining area, a latched door leads through to the impressively large triple aspect living room, with its extensive use of exposed natural timbers and trusses within the A frame vaulted ceiling. Measuring over 25 feet in length, this is a splendid reception room with multiple aerial points.

Foxgloves is approached via a private lane over which the property has a right of way to access the graveled driveway. The gardens are landscaped and well maintained, private and terraced in places with established shrubs and trees. The property has its own large detached garage with side hung double doors, a pull down ladder and storage above. There is a patio with a few steps leading up to the house at first floor level, with a path leading around the side. To the front is a central courtyard which leads to the front door on the ground floor. Across the lane is the paddock, approximately 0.75 acres in size with five bar gated access and a mixture of fence and natural hedge boundaries. Services to the property include main electricity and water, a shared septic tank drainage system, an oil fired central heating system and fibre optic broadband to premises.
