A uniquely located & private detached three bedroom bungalow with detailed planning permission for a new 4 bed house

Pop’s Patch is positioned in a unique location within the sought after coastal village of Constantine Bay, completely private and away from public view yet within a short walk of the beautiful sandy beach and championship Trevose Golf Club. Bordered by open fields on each side, the property enjoys a lovely aspect and views from both the house and gardens. The current vendors have recently been granted full planning permission for a four bedroom replacement dwelling, under planning application number PA18/03075. This means there is an exciting opportunity to build a brand new property in a unique private location.

The intention of this scheme is to construct a single dwelling offering good levels of accommodation and flexible space that meets the requirements of the 21st century. The design of the property and the use of white render and natural weatherboarding on the upper elevations and a natural slate roof with associated landscaping will ensure that the dwelling will easily assimilate into the surrounding area.  Furthermore, the scheme will be built taking into account modern sustainability requirements and with the reduction of energy use in mind. Details plans, elevations and computer generated images are available upon request.

The current accommodation comprises an open-plan living space with fitted kitchen, French doors to the rear garden and useful separate utility room. There are three good sized bedrooms, bathroom and separate shower room. Outside the gardens are mainly laid to lawn with summerhouse, decked area and plenty of parking in the driveway.

From the gravel driveway, the part-glazed entrance door opens into the utility room with double glazed side window and plumbing for a washing machine. Tiled flooring flows into the kitchen which forms part of the main open-plan living area.  A range of modern cream and natural base and wall units provide ample storage and working space along with a gas hob, electric oven and plumbing for a dishwasher.  The double glazed window above the sink enjoys a lovely westerly aspect. A transition to wooden flooring defines the lounge/dining area which is a super dual-aspect space with plenty of natural light and space for a dining suite, sofas and occasional furniture.  Double glazed French doors open onto a large decked patio – the south easterly  aspect makes the most of the views across adjacent countryside.  The inner hallway leads to well-proportioned sleeping accommodation comprising of three double bedrooms and two bathrooms.  There is also a built-in airing cupboard housing the hot water cylinder and double doors lead to the decking area.  The master bedroom is a large dual-aspect room with countryside views and double glazed French doors to the decked patio.  This room also has access to the loft space.  Both remaining bedrooms also enjoy pleasant views across the surrounding countryside.

The family shower room is to the front of the property, it is a bright room with a modern white suite which includes a shower enclosure and bidet and cheery feature tiling.  To the rear of the property is the family bathroom with a white suite with partial wood paneling and feature tiling.  Outside, the large decked patio area spans the rear of the property, providing a super south-easterly space to enjoy the great outdoors whilst enjoying the views across the countryside.  To one side, the garden is mainly laid to lawn with established shrub borders, mature trees and a timber garden shed.  A beautiful timber summerhouse rests at the end of the garden, with its decked frontage and balustrade this is another tranquil spot to sit and relax. The entrance to the property is private, with double five-bar gates which open to the parking area. Services to the property include mains water and electricity, septic tank drainage and LP gas central heating.

Constantine Bay is one of the most popular bays in North Cornwall, home to one of its finest and renowned surfing beaches as well as the championship golf course at Trevose. There is the superb Constantine Bay Stores and surf shop nearby and St Merryn village is just one mile distant with a selection restaurants, shops and public houses. The historic and picturesque fishing town of Padstow is just four miles away and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth’s Michelin starred No.6 and, of course, Rick Stein’s esteemed Seafood restaurant.

To find Pop’s Patch, leave Padstow and turn right onto the B3276 and follow this road for approximately 2.8 miles driving through St Merryn. Turn right at signs to Constantine Bay and follow this lane. As you enter Constantine, turn left into Crescent Rise. Follow the road round bearing right then left before turning left into the unmade lane. Drive to the very end of this lane and Pop’s Patch can be found further along on the left hand side. The postcode for satellite navigation is PL28 8JG.
