A traditional Grade II listed character cottage set in a picturesque rural hamlet, extended to provide 2/3 bedrooms

Situated in the pretty hamlet of Little Petherick, within a short drive of both Padstow and Wadebridge, Rose Cottage is a traditional Grade II listed semi-detached cottage in an elevated position neighbouring the picturesque parish church of St Petroc. The cottage offers comfortable two bedroom accommodation, three reception rooms and a host of characterful features. Externally, the stone façade is enhanced by brick quoin stones, lintels and window surrounds providing a most attractive look to the property, whilst the pretty gardens stretch across the front and to the side of the cottage.

Stone steps rise to the gated picket fence from which a graveled path leads to the attractive, brick-edged and rose clad storm porch which opens into the inner entrance hall. Off the hallway, the lounge is bright and airy with a front facing window and a characterful stone fireplace, full height with inset wood burning stove and brick lintel. Oak style laminated flooring continues through to the dining room towards the rear of the property. The substantial timber and stone fireplace with a burner-style gas fire and slate hearth forms the focus of the room and there is plenty of space for a dining suite while cupboards provide ample storage. Conveniently located adjacent to the dining room, the split-level kitchen has a good range of wall and base units in a contrasting cream and oak style with a stainless steel sink/drainer and spaces for a free-standing cooker and under counter fridge. This room has been extended to provide a valuable utility area with further base units, open wall storage and plumbing for a washing machine and tumble dryer. A half-glazed single door leads to side garden outside. Returning to the main hallway, a second extension to the original footprint offers a versatile room which could be utilised as a second reception room or perhaps a third bedroom.

Stairs lead to the first floor where the two bedrooms are served by a well-proportioned half-tiled family bathroom with white suite and antique pine accents and shelving. Both bedrooms are genuine doubles, each with bright windows and ample space for bedroom furniture/storage.

Outside, the well-tended garden includes a small lawned area to the front with mature shrubs and trees in planted borders and a greenhouse adds extra external storage space. To the side and rear, the terraced gardens enjoy a particularly pretty outlook towards the church and a patio sits within further planted areas to provide a pleasant spot from which to enjoy the tranquility of the area. Services to the property include mains water, electricity and drainage.

Little Petherick is a lovely hamlet steeped in history in the wooded valley of Little Petherick Creek, a tidal inlet of the Camel Estuary. The hamlet is situated just two miles from the historic and picturesque fishing town of Padstow, located on the North Coast of Cornwall and offering an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth’s Michelin starred No.6 and, of course, Rick Stein’s esteemed Seafood restaurant. An Area of Outstanding Natural Beauty, there are several sandy beaches within 2 to 4 miles as well as the championship golf course at Trevose. The town also has a supermarket and excellent Primary School. For more extensive shopping facilities, the thriving market town of Wadebridge is just 5 miles distant and offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 18 miles distant with the nearest airport at Newquay approximately 12 miles away. Just yards away from the property are Petherick Creek and The Saints Way, joining with the Camel Trail, a dream location for walkers and cyclists alike.

To find Rose Cottage, leave Padstow and follow the A389 for approximately 1.5 miles passing Trevisker Garden Centre along the way. Turn left at the signpost to Wadebridge, St Issey and little Petherick and follow the A389 down the hill for quarter of a mile. Rose Cottage can be found along on the left hand side just before the church. The postcode for satellite navigation is PL27 7QT.
