Found in an unspoilt rural location, this stunning four bedroom detached barn conversion of supreme quality

Penhellick Barn is a stunning four double bedroom barn conversion of exacting standards and thoughtful design, a former agricultural barn converted in 2002 with great flair and attention to detail perfectly situated within fifteen acres of open pasture close to the picturesque North Cornish coast. With panoramic countryside views across the surrounding Cornish landscape and only a short drive to Padstow, Wadebridge, Newquay and the fantastic sandy beaches the North coast has to offer, Penhellick Barn has the added benefit of a beautiful two bedroom single storey annexe that is successfully holiday let by the current owners. Rarely does a property of this quality and versatility come to the market and therefore we at Jackie Stanley recommend a viewing at the earliest convenience.

The main house has three primary ground floor reception rooms, the first being the huge open plan kitchen/dining room that is home to a gorgeous bespoke designed kitchen with a comprehensive array of maple cabinets and drawers complimented by a granite work surface and a large central island with breakfast bar. Integrated appliances include an eye level double oven and grill, hob with extractor above and dishwasher. Italian tiled splashback and floors complete the high specification finish. Wooden double glazed windows and doors have been installed throughout the property and that is represented here with two sets of French doors opening onto the suntrap patio. The walls are interspersed with highly attractive exposed stonework and an array of LED downlighters illuminate the room alongside an abundance of natural light. From the kitchen, a stable door leads to the utility room that has a range of cabinets and drawers topped with a granite work surface, space and plumbing for white goods and a range of built in shelving. The kitchen/dining room continues through to an office area that is located by the turned staircase that rises to first floor level. There is also an Italian tiled ground floor shower room. Through glazed French doors, step down into the living room. This large and spacious room has a wall of exposed stonework with the focal point being the stone and granite fireplace, home to a cast iron multi fuel stove which is sat on a slate hearth. From here, a further set of French doors lead to the hardwood conservatory. With French doors opening onto a slate patio, this is a wonderful position to enjoy far reaching views of the surrounding landscape.

The first floor landing is extremely spacious, with enough room for an armchair and even a small desk. Moving to the master bedroom suite, this huge bedroom has a vaulted ceiling, a range of built in wardrobes and two sets of French doors with Juliette balconies overlooking the grounds. A further generously proportioned three double bedrooms can be found along the landing, one with French doors and Juliette balcony and the remaining two with front aspect windows overlooking the grounds. At the end of the landing is the Italian tiled family bathroom with enclosed bath, curved glass shower screen and thermostatic shower above, ceramic wash hand basin set in a tiled vanity unit, low level wc and heated towel rail.

The attached cottage is also part of the original conversion and exhibits the same tastefully combined original character and modern convenience. This beautifully presented single storey barn has a modern open plan kitchen/dining room with central island and integral appliances, a separate living room with multi fuel stove, French doors opening to decking that extends along the width of the property and views across the surrounding open farmland. There are two double bedrooms, both with built in wardrobes with the master bedroom having an en-suite bathroom and French doors leading to the slate patio. Additionally there is a shower room with a large walk in shower enclosure and it is worth noting that all the door openings are 3ft wide allowing for seamless wheelchair access. Penhellick Cottage has full residential status and can be used as a permanent home as well as a holiday retreat.

The grounds of Penhellick Barn are exquisitely immaculate. Electric double gates open to the graveled driveway with manicured lawns either side. To one side is the stone built garage with electric up and over door with the ruins of the original farmhouse opposite. There is an area of patio immediately outside the properties that is a real suntrap and there is a block paved parking area across the way. To the side of the property is a huge detached pole barn, currently used for storage and stabling. To the rear of the house is a large expanse of lawn bordered by open farmland. A small area of decking is home to a Canadian Cedar hot tub, discreetly located so to enjoy the outstanding surrounding landscape. Beyond the grounds, a five-bar-gate leads to the first of seven paddocks which total approximately fifteen acres of land. Within this, there is a sand school and a fenced fruit and vegetable enclosure with raised beds. All of the paddocks have electric fencing from where working livery is currently conducted. Services to the property include mains water and electricity, private drainage and oil fired central heating with Penhellick Barn cat 5 wired for superfast broadband speeds.

Penhellick Barn is centrally located in the county within easy reach of the towns of Padstow, Wadebridge and St. Austell with local amenities found at nearby St Columb Major and Roche. The countryside that surrounds the property is truly unspoilt, with views from the property that extend for miles over the surrounding landscape. The popular North and South coast beach resorts are just a 20 minute drive away and a number of local attractions, including the Camel Trail, Eden Project and Goss Moor National Nature Reserve, are also easily accessible. Excellent road links of the A30 and A39 are less than 10 minutes away and Newquay Airport, with international and domestic flights, is just 6 miles distant.

To find Penhellick Barn, leave Padstow and follow the A389 for approximately 6.5 miles passing Trevisker Garden Centre along the way. Continue along the A389 as it becomes the B3274 and follow all the way to Winnards Perch roundabout. At the roundabout, go straight across onto the B3274, signposted St Wenn and St Austell. Follow the road for 2 miles. You will see the entrance for Melyn Gwel on your right, just past this on the left is the drive leading to Penhellick Barn, marked by a large telegraph pole.
