This exquisite four bedroom detached cottage enjoys the seclusion of approximately 2 ¼ acres of outstanding gardens

With approximately 2 ¼ acres of stunningly mature landscaped gardens and grounds with far reaching views across open countryside towards Padstow and the mouth of the Camel Estuary, Halfway Cottage is a beautifully presented four bedroom detached family home located in an enviable position with excellent and convenient access to Wadebridge, Padstow and the North Cornish Coastline.

Internally the house has some wonderful noteworthy features which include beamed ceilings, a large granite fireplace with wood burning stove, thick stone walls and slate flagstone flooring. The outstanding grounds incorporate a large paddock, vegetable garden, Riven paved terrace with glass and steel balustrade, areas of landscaped formal gardens, ornamental ponds with water feature and bridge, sweeping in and out driveway and outbuildings that include a summerhouse, orangery, log store, double garage with electric doors and studio annexe. The studio annexe is divided into two rooms and has a shower room and WC – the perfect ready made home office. However, subject to the necessary planning consents, this building could provide separate or additional accommodation. The paddock is perfect for recreational use or could very easily be modified for equestrian purposes.

Approached through the gated in and out driveway, the whitewashed stone walls of Halfway Cottage are set back behind mature hedging that provide privacy to the front of the property. A central porch leads to the spacious accommodation that includes a large kitchen/breakfast room complete with a beautifully refurbished Aga, central island and an extensive range of floor and wall cabinets and drawers with integral electric oven and four ring gas hob. Beyond this and to the rear of the cottage is a long and extremely light open plan dining room/family room with a newly built conservatory leading to a terraced patio and the rear garden. A wonderfully cosy sitting room with an open beamed ceiling and huge striking granite stone fireplace with a wood burning stove completes the main ground floor accommodation, along with a utility room and cloakroom.

Up on the first floor you will find a long landing with eves storage and all rooms off. Both the master bedroom and second bedroom are excellent sizes and have dual aspect windows with far reaching countryside views. The master bedroom has a contemporary natural stone circular sink on a Quartz base and a complete range of built in wardrobes and drawers. The second bedroom has a fully tiled stylish shower room and a range of built in wardrobes. Bedroom three is a comfortable double with a front aspect window while the fourth bedroom is a single size room with a front aspect window. The beautiful and newly installed family bathroom completes the first floor accommodation. This comprises a large glass shower enclosure, inset bath and crisp white contemporary sanitary ware. The bathroom is complete with stylish cupboards, a tall heated towel rail and obscure glass window. Services to Halfway Cottage include mains electricity supplemented by solar and photovoltaic panels, a private borehole water supply, septic tank drainage, oil fired central heating and fibre optic broadband.

An internal viewing is highly recommended to appreciate the location, flexible accommodation and array of wonderful qualities Halfway Cottage has to offer.

With extremely convenient access to the A39, Halfway Cottage is superbly located for easy access to both Padstow and the coast as well as the market town of Wadebridge, whilst enjoying the seclusion of its grounds and countryside surroundings. Just four miles distant, the historic and picturesque fishing town of Padstow is located on the North Coast of Cornwall and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth’s Michelin starred No.6 and of course Rick Steins esteemed Seafood restaurant.

Wadebridge is a thriving market town on the river Camel just four miles away, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. Wadebridge also enjoys the Camel Trail, a popular and almost level cycle route which runs between Padstow and Bodmin, formerly the railway track. The nearest mainline station is Bodmin Parkway which is approximately 15 miles distant as is the nearest airport at Newquay.

To find Halfway Cottage, follow the A39 from Wadebridge towards Truro. Alternatively turn off the A30 at Indian Queens and follow the A39 towards Wadebridge. The property can be found almost exactly halfway between the roundabout at Winnards Perch and the A389 to Padstow. At signs for St Jidgey and Tredinnick, turn off at the Halfway House Inn and the entrance to Halfway Cottage can be found further down on the right hand side. The postcode for satellite navigation is PL27 7RE.
