A characterful three bedroom cottage with a large plot, gardens & parking situated on the edge of the popular village

Jackie Stanley are delighted to bring to the market this characterful three bedroom cottage, situated on the very edge of the popular village of St Mabyn. Thought to be built in the early 1800’s, Lane End can be found at the end of a long tree lined driveway in a semi rural position. The cottage was originally detached and was then thought to be joined to the neighbouring cottage sometime in the 1950’s and sits on a large private plot with all the garden and parking to the front. Stone built under a slate roof with half slate hung exterior walls, UPVC double glazing and extended at a later date, Lane End presents a rare opportunity to purchase a hugely characterful home offering privacy and seclusion yet only a short distance from village life.

The long entrance porch makes for a great boot room before a stable door opens in to the central hallway. To the right is the kitchen/diner, home to a modern range of high gloss cabinets and drawers which includes a Range style electric cooker, integrated dishwasher and 1.5 bowl stainless steel sink with a large window to the front aspect. Off the kitchen is a pantry come utility room with shelving and space and plumbing for the usual white goods. Across the hallway is the lounge with a fully tiled floor and cast iron wood burning stove.  A door opens to the patio at the front and off the lounge is a ground floor bedroom with a dual aspect and loft access above. Also on the ground floor is the fully tiled main bathroom. A white suite comprised of a paneled bath with curved glass shower screen, electric shower, WC, wash hand basin and heated towel rail.

Up to the first floor you will find two bedrooms and a cloakroom. The first bedroom has a wall of built in wardrobes and a window to the front aspect with a deep sill. The second has a small recessed cupboard, large airing cupboard and also a front aspect window. Between the two bedrooms is a cloakroom with WC and wash hand basin.

All of the outside space at Lane End sits to the front so from anywhere in the house you can enjoy views of your own garden. This has a large swathe of lawn with established boundaries of shrubs, bushes and trees. A large patio stretches across the front and side of the house with a garden shed/summerhouse and fence boundary to the rear. A lovely feature of the garden is the large pond with foot bridge crossing over. There is ample parking for several vehicles at the end of the lane driveway. Please note that the neighbouring property has a pedestrian and vehicular right of way. Services to the property include mains water and electricity with septic tank drainage.

Surrounded by beautiful countryside, Lane End is situated within one of Cornwall’s most popular villages, St Mabyn, positioned between the popular market town of Wadebridge and the rugged majesty of Bodmin Moor. Within a short drive is the North Cornish coastline with the stunning sandy beaches of Rock, Daymer Bay, Constantine Bay and Polzeath. Facilities in St Mabyn include a village post office/shop, a school, the St Mabyn Inn pub and the beautiful Grade 1 listed 15th Century church. Wadebridge offers a more extensive range of shopping and recreational amenities including supermarkets, leisure centre and well regarded schools.

To find Lane End, follow the A39 from Wadebridge for approximately 2 miles and then turn right signposted to St Mabyn. Follow this road into the village and proceed up Station Road past the St Mabyn Inn and round the bend. Pass the entrance to Greenwix Park and then take the next turning on the right signposted to Helland. The driveway to Lane End can be found along on the left hand side. The Postcode for satellite navigation is PL30 3BX.
