This chic & stylishly refurbished four bedroom semi detached cottage is superbly appointed

Having undergone a complete and sensitive refurbishment in recent years, Little Towan now provides a chic and stylish modern home of great quality with an abundance of original character retained. With a neutral décor combined with attractive features such as stripped pine doors and open fireplaces, this interesting and elegant property has a superb ambience and flows from room to room seamlessly. The ground floor has a largely open plan living space centred around a large Victorian fireplace which flows into the kitchen/dining room. Upstairs are four bedrooms, three of which are doubles, family bathroom, shower room and even a mezzanine sleeping area for the kids! Currently a hugely successful holiday let, Little Towan would equally suit as a main residence or private holiday home within this desirable hamlet.

From the wide front door, enter directly into a cosy living room from which stairs lead up to the first floor. The impressive original Victorian fireplace, wide stripped wooden flooring and exposed ceiling beams give this room a lovely character feel which flows through to the kitchen at the rear of the property. Into the kitchen where long wooden worktops, open under-counter shelving and wall units surround space for freestanding appliances with plenty of room for a large dining table in front of the patio doors leading to the garden.

Back to the living room, arches on either side of the fireplace lead through to the main living area. Again with wide stripped floorboards and exposed beams, this is a well proportioned space that is incredibly light and airy, thanks to the triple aspect which includes large French doors leading to the garden.

Upstairs there are four bedrooms leading off the light, bright landing with long pine storage cupboards running under the large window which looks over the gardens below. Stripped pine double doors open up to the main bedroom, a generous double with exposed beams and a second original fireplace. This room enjoys lovely views across open countryside to the sea and there is a large radiator under the window. A second generous double room again enjoys fabulous views to the countryside and headland. Across the landing is the twin room, benefitting from a Juliet balcony overlooking the garden. Plenty of light and soft, neutral colours make for a lovely feel to this bedroom. Staying on the first floor, the main bathroom has a large corner bath with a shower over, basin and WC. The large window lets in plenty of light to this airy room. A separate shower room is also bright and airy. At the rear of the house, a smaller bunk bed room can be found, again nice and bright and with a wooden ceiling feature. From the landing, a set of ladder steps lead up to a small mezzanine area - a fun place for the kids to sleep!

Outside, the private and peaceful gardens have several fabulous Cornish palms, a level lawn and a very practical terraced patio which can either be a suntrap or shelter depending on the weather and time of day! The garden is south west facing, perfect for an afternoon in the garden or an evening meal al fresco. A path from the kitchen doors leads to a separate building which incorporates a utility area with space for a washing machine and tumble dryer as well as a useful wet room with heated shower. There is also a generous storage area here and a separate shed on the other side of the garden. Set back from the road, the front of the property has off road parking for two cars and a gate leading to the rear garden. Services to the property include mains water & electricity, LP gas & private drainage.

Overall, Little Towan has an interesting and well-considered feeling throughout - a simple cottage style with modern accommodation make this a desirable and versatile property and Jackie Stanley highly recommend an internal viewing at the earliest opportunity.

Towan is a small pretty hamlet on the North Cornish coast located just inland from Constantine Bay and half a mile from St Merryn. Constantine Bay is one of the most popular bays in North Cornwall, home to one of its finest and renowned surfing beaches as well as the championship golf course at Trevose. There is the superb Constantine Bay Stores and surf shop nearby and St Merryn village is just half a mile distant with a selection restaurants, shops and public houses. The historic and picturesque fishing town of Padstow is just four miles away and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6 and of course Rick Steins esteemed Seafood restaurant.

To find Little Towan, leave Padstow and turn right onto the B3276 and follow this road for approximately 2.8 miles driving through St Merryn. Turn right at signs to Constantine Bay and follow the lane. Pass through Towan and Little Towan is the last property on the left hand side. The postcode for satellite navigation is PL28 8PJ.
