This substantial four bedroom coastal residence has total privacy and seclusion & sits within approximately 0.8 acres

Gulland is a substantial coastal residence of almost 3000 square feet, situated within approximate 0.8 acres of gardens and extensive grounds. The property is situated on the North Cornish coast between the stunning beaches of Porthcothan and Treyarnon Bay with no immediate neighbours. Stunning far reaching views across the surrounding countryside and coastline to Trevose Head can be enjoyed from the rear of the property and gardens. Gulland was originally built sometime in the 1930’s of traditional block cavity walls under a slate tiled roof and now offers a great opportunity for modernisation and refurbishment with hugely adaptable accommodation to create a large family home on the coast.

Gulland is approached from a quiet lane through a five bar gate onto a concrete driveway with a huge amount of parking and turning circle with central lawned island incorporating a pond. A glazed entrance porch leads to a fully glazed front door and subsequent hallway with reception rooms leading off. At over 21ft in length, the sitting room has a cast iron wood burning stove mounted on a slate hearth with a large bay window to the front aspect offering far reaching inland views. From the sitting room, double glazed sliding doors lead to a conservatory offering wonderful views towards Trevose Head and the ocean beyond.

Into the kitchen/breakfast room which has a range of floor and wall cabinets and a pale blue oil fired Aga. The room is open and light heading into the dining area with a central fireplace home to a cast iron wood burning stove and large bay window to the front taking full advantage of the far reaching inland views. The kitchen leads through to a scullery which has a range of floor and wall cabinets and a double stainless steel sink and drainer. There is a freestanding electric cooker and an opening through to a utility area with ample storage. From the utility room there is a ground floor shower room comprised of a low level flush WC, wash hand basin and fully tiled shower. From the scullery is access to the boiler room with space and plumbing for a washing machine which in turn leads to an additional family room with lean-to conservatory beyond.

From the hallway, stairs lead to the first floor landing giving access to all rooms. The master bedroom measures over 21ft and, with a dual aspect, has fantastic views across the coastline to the ocean and inland. There are three further bedrooms on the first floor, one with an en-suite bathroom comprised of a paneled bath, WC and wash hand basin. The family bathroom completes the first floor accommodation and comprises a panel enclosed bath, low flush WC and wash hand basin.

To one side of the property is access to a boot room, which in turn leads back to the dining area. To the side of the house is a double garage with a metal up and over door and an array of shelving. To the rear of the garage is a courtyard area with wood store and enclosed walled garden mainly laid to grass. To one side of the garden is a low level partition with a productive vegetable patch, large glass greenhouse and sunken pond. A large expanse of lawn stretches beyond the house with a walled boundary. A gate leads to an additional lawned area and useful lean-to workshop, measuring approximately 30ft x 10ft. In all, the land extends to approximately to 0.838 acres. A five bar gate leads back round to the front of the property. Services to Gulland include mains water and electricity, septic tank drainage, oil fired central heating and hot water and an oil fired Aga.

The bustling village of St Merryn offers a good range of amenities including several restaurants, a post office/grocery store, a bakers/delicatessen, a petrol station/garage and two Public Houses including Rick Stein's ‘The Cornish Arms’ serving great food and local ales. There is also a doctors surgery and Primary School with an excellent reputation. The village is a great base from which to explore the surrounding coastline which includes the beaches of Harlyn Bay, Trevone Bay, Constantine Bay, Treyarnon and Porthcothan which are all located within a 3 to 5 mile radius.

The historic and picturesque fishing town of Padstow is just under five miles distant and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth’s Michelin starred No.6 and of course Rick Steins esteemed Seafood restaurant. Within ten miles is the thriving market town of Wadebridge on the river Camel, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 24 miles distant with the nearest airport at Newquay just seven miles away.

To find Gulland, leave Padstow and follow the B3276 towards Trevone and St Merryn. Follow this road for approximately 2.7 miles. Pass the Cornish Arms pub and continue into the heart of St Merryn. Pass through St Merryn and continue until you see a sign to Treyarnon, turning right. Continue down this lane and turn left at the first T junction. Continue along this lane and you will find the property along on the right hand side. The postcode for satellite navigation is PL28 8PL.
