The cottage has been extensively refurbished over that last few years, including new furniture, fixtures, fittings and decor throughout. The bathroom has been completely re-modeled to include a new suite, new wall and floor tiles and an electric heated power shower. The kitchen has been refurbished, to include a new ceramic hob, new worktops, new tiles, sink and taps and a large capacity larder style fridge-freezer.

As you approach the cottage you will be pleased to see that it is built to a very high standard, finished in local stone and slate and sympathetic to the style of the original barn. Look carefully and you will find a stone bearing the date 1844. The final conversion to cottages was made in 1989. Enter through the front door of the cottage into the lobby which has a black slate floor, with a hanging rail for coats and a shoe rack, it is also a useful place for general storage. Through the lobby and enter the open plan living area, the cottage has been designed to make the most of the space and the natural light, with the French doors to the sitting room opening out over the lovely countryside views. The sitting area has 3 comfortable sofas while the dining area has a large table that will comfortably seat 6. The kitchen was refurbished in 2010 with new rustic stone effect worktops and complimenting wall tiles, a new 'Neff' electric ceramic hob, a new retro style 'Nardi' larder size fridge freezer and new black polycarbonate sink and taps. It also has a cooker, a microwave and an automatic washing machine with built in tumble dryer. There is a range of floor and wall cabinets with additional storage space under the stairs and the kitchen floor is finished in slate tiles to match the lobby.

Up on the first floor, the master bedroom was completely refurbished in 2007 with new furnishings, curtains and bed linen, featuring a very comfortable king size bed with luxury mattress. There is sufficient wardrobe and drawer space in several pieces of limed pine furniture. The twin bedroom is a light and spacious room and has two comfortable single beds with further accommodation provided with two fold-up beds. There is a large wardrobe, ample drawer space, a children's and spectacular views over the countryside. The bathroom was completely refurbished in 2010 to include a new suite, new floor and wall tiles, a heated electric power shower and accessories. The cottage is very cosy, even in the winter, but if required, there is a large storage heater downstairs and every room has its own thermostatically and timer controlled heater.

To the front of the cottage is a patio with a picnic table and bench which also enjoys stunning views of the lovely countryside towards Wadebridge and across the large communal lawned gardens, which are a perfect place for children to congregate and play in the evening. At the rear there is a parking area with space for 2 cars or even a small boat. The rear garden has a small lawn and a few steps lead to a small graveled patio area perfect for those evening BBQ's. There is a rotary dryer for clothes and towels, and an external tap and hose. Services include mains water and electricity with a septic tank drainage system. The property has a holiday use covenant which simply means that it can be occupied for 12 months of the year but should not be your primary residence.

Rock is an area of outstanding natural beauty and a highly sought after location situated close to the desirable coastal areas of Daymer Bay and Polzeath, all of which are famous for their breath taking and spectacular coastal scenery and safe bathing. There are excellent opportunities for water sports such as sailing, water skiing, canoeing and windsurfing from Rock in the Camel Estuary whilst Polzeath provides a vast sandy beach and world famous surfing waters. For the golfing enthusiast, the renowned Championship St Enodoc Golf Club in Rock offers two excellent 18 hole courses. The market town of Wadebridge is only 6 miles distant and offers a diverse and extensive range of shopping and recreational facilities including supermarkets, a cinema, leisure centre and well regarded schools. The mainline railway station, Bodmin Parkway, is approximately 15 miles away with Newquay airport approximately 20 miles distant.

To find Treglyn Farm, follow the B3314 from Wadebridge signposted to Rock. Follow this road for approximately 3 miles and then turn right at the junction with Keiro Lane on left, signposted to Rock. Continue along this lane into the development and you will find number 7 further down on your left hand side. For postcode for satellite navigation is PL27 6RG.
