The family bathroom has a modern white suite comprising a paneled bath with shower attachment and glass shower screen, low level wc, wash hand basin and an obscure glass UPVC double glazed window to the rear aspect. The first bedroom has a UPVC double glazed window to the front aspect, a walk in wardrobe with lighting, hanging rail, drawer units and cupboards and a door opens into the en-suite shower room. This comprises a low level flush wc, wash hand basin, a large walk-in glass shower enclosure with chrome thermostatic shower controls and an obscure glass UPVC double glazed window to the rear aspect. The second bedroom has a double glazed window to the rear aspect and a built in wardrobe. The property has a decked area that offers a pleasant and sunny aspect to sit, ideal for al fresco dining.

Occupation of this holiday lodge is permitted from the 1st March through to the 10th January and is available as a holiday home only which cannot be used as a permanent residence. The lodge is leasehold with approximately 30 years left to run on a 40 year lease.

Located approximately 2 miles from the beach at Rock, just over 3 miles to Polzeath, just under 5 miles to the market town of Wadebridge and approximately 12 miles to Padstow, this Lodge provides an ideal holiday destination for those looking to enjoy all Cornwall has to offer. Rock is a highly sought after residential and holiday area famous for its varied water sports, championship St Enodoc golf course and spectacular Cornish scenery. The prominent towns and villages of Wadebridge, Port Isaac, Polzeath and Padstow are all within easy driving distance as are many of the stunning beaches the coastline has to offer. A regular ferry also runs across the estuary to the popular harbour town of Padstow which offers a variety of shops and restaurants and Newquay airport is approximately 20 miles distant.

To find St Minver Holiday Park, follow the B3314 from Wadebridge signposted to Rock. Follow this road for approximately 3 miles and then take Keiro Lane on the left signposted to Rock. The entrance to the park can be found within 250 yards on the right hand side. The postcode for satellite navigation is PL27 6RR.
