This spacious four bedroom detached bungalow has been modernised to a superb standard, occupying a generous plot

Ros-Parc is a deceptively spacious and superbly modernised four bedroom detached bungalow situated within a desirable cul de sac of just six properties within a short level walk from the amenities of the pretty Cornish village of St Teath. At almost 2000 square feet, the property has a seamless flow of living accommodation and bedrooms all beautifully presented with a contemporary yet homely feel.

Stepping in through the porch and into the spacious hallway, the kitchen can be found immediately to the right. The kitchen is complete with a sleek modern range of high gloss soft close floor and wall cabinets and pan drawers topped with a Corian square edge work surface and contrasting tiled splashback. Integrated with a Bosch eye level double oven and ceramic halogen hob, contemporary downlighters and LED undercounter lights complete the modern appearance. Moving into the L shaped sitting room, light fills this room from patio doors and a window to the side overlooking the garden. The Cornish stone fireplace with contemporary recessed gas fire provides a focal point and there is ample space for sofas, dining table and occasional furniture. French doors open into the conservatory which in turn leads onto the patio and garden.

The inner hall is over 33 feet in length with the remaining rooms off, cleverly borrowing light from the sitting room via two obscure glass windows. The forth bedroom or home office has been created by dividing the garage, leaving a good size garage area with electric roller door, plumbing for white goods and the oil fired boiler. There is a further double bedroom with built in wardrobe before the ultra modern family bathroom. This features crisp white sanitary ware set against high gloss grey wall tiles and contrasting floor tiles with programmable touch screen thermostatically controlled Warmup underfloor heating and heated towel rail. The bath has a glass screen and chrome shower attachments including a rainwater showerhead together with a waterproof inset television for the ultimate luxury experience.

There are a further two large bedrooms, both with built in wardrobes and the master having a beautiful walk-in en-suite shower room. This is again hugely contemporary with Warmup underfloor heating, contrasting natural stone tiles to the walls and floor, rainwater showerhead, chunky frameless solid glass panel and crisp white sanitary ware.

The gardens of Ros-Parc are delightful, fully enclosed and south facing. There is a large area of lawn, interspersed and bordered by plants, shrubs and small trees with a Cornish stone hedge making up the rear boundary and a timber fence along the side and front. The patio is a real suntrap and extremely private. To the front of the property is ample driveway parking and some high hedging for privacy with gates and access down both side of the bungalow. Services to the property include mains water, electricity and drainage with an oil fired central heating system.

St Teath is a pretty Cornish village notable for its excellent community and good range of local facilities including independent shops, a Primary School, Parish Church and the White Hart Pub renowned for its good food and hospitality. It is located approximately 5 miles from the North Cornish coast with the nearest beach being at Trebarwith Strand and close to Tintagel famous for its connections with the legendary King Arthur. Within a couple of miles if the historic picturesque fishing village of Port Isaac, well known for its role in the current TV programme 'Doc Martin' as the fictional town of 'Portwenn'. It offers many breathtaking walks across the dramatic coastline of North Cornwall as well as its own beach and harbour. The larger towns of Wadebridge and Camelford are both within easy driving distance, Camelford being just 4 miles away with a community college, leisure centre and excellent range of shops. The market town of Wadebridge is only 8 miles distant and offers a diverse and extensive range of shopping and recreational facilities including supermarkets, a cinema, leisure centre and well regarded schools.

To find Ros-Parc, from Wadebridge take the A39 towards Camelford. At Knightsmill turn left and follow the road into the village of St. Teath. On entering the village, proceed passing the shop on the right and continue past the clock tower. Take the next left into Treroosel Road and drive down to where you will find Eglos Court on the left. Turn into Eglos Court and Ros-Parc is the second property on the left. The postcode for satellite navigation is PL30 3LE.
