An attractive four bedroom detached cottage full of original character beautifully positioned amongst 1.2 acres

Rosenannon Cottage is an attractive detached cottage situated amongst approximately 1.2 acres of beautiful well stocked gardens, grounds and an enclosed paddock with a detached two storey barn that has huge potential to be converted into further accommodation subject to planning permission. The original part of the cottage is thought to be over 200 years old.

Through the pretty gardens and winding path, a stable door entrance brings you into the heart of this characterful cottage, in this case the open plan kitchen and dining room. The kitchen has been hand built with a range of floor units and useful shelves on the walls. A Heritage range style oven is a real feature in the kitchen, a ceramic Butler sink and granite worktops add to the ‘country’ style of the room. The dining area is extremely spacious, with a stone fireplace housing a unique potbelly cast iron stove. Adjoining the dining room is a cosy living room with a log burner and windows overlooking the garden. Also on the ground floor is a useful utility room with a Belfast sink, space for a washing machine and fridge freezer. Adjoining the utility room is the fourth bedroom/study, which is a good sized double.. To the other side of the utility room is a modern fully tiled shower room with walk in shower and WC. This part of the property has a separate access into the garden and could easily be used as an annexe.

Up the stairs to the first floor landing you will find three further bedrooms and a family bathroom. The master bedroom is a very spacious and light room with built in wardrobes and low level windows looking over the garden. The second bedroom is also a good sized double with built in wardrobes and the third bedroom is a single room. The family bathroom has a combined toilet and sink vanity unit, panelled bath, part tiled walls and a low level window.

Outside there is a detached two storey stone barn with a wood burning stove and central staircase offering huge potential to be converted into further accommodation. The current owners previously had planning consent which has now expired. A detached garage is located adjacent to the barn, which could also create further accommodation. The gardens of Rosenannon Cottage are a beautiful noteworthy feature and well stocked, with a variety of paths lined with an abundance of flower beds, shrubs and trees leading to different parts of the grounds. There is a fruit and vegetable garden, poly tunnel plus large soft fruit cage and spacious lawns bordered by mature trees. Of further benefit is a fully enclosed gently sloping paddock accessed through a gate with field shelter perfect for a pony or livestock. There is a driveway at the front of the property as well as a parking area in front of the barn which provides parking for at least 3 vehicles. All in all the gardens and grounds reach approximately 1.2 acres. Services to the property include mains water and electricity, private drainage and an oil fried central heating system.

Situated in the quiet rural hamlet of Rosenannon, Rosenannon Cottage is centrally located in the county within easy reach of the towns of Padstow, Wadebridge and St. Austell with local amenities found at nearby St Columb Major and Roche.
