This leads to the impressive open-plan dual-aspect kitchen/breakfast room with its attractive natural slate flooring throughout. French doors in the breakfast area open on to the sun terrace and there is ample space for a large dining suite and supplementary soft seating. Off the lounge you will find a versatile room which could be used as an office, study or perhaps a TV room which also has a fireplace.  Finally, double doors lead from the entrance hall through to a second open-plan area, another impressive space, bright and airy, currently in use as a games room with bar area and snug. Large patio doors lead to the sun terrace and there is a walk-in storage area.  A second hallway takes you through to the fifth bedroom with en-suite facilities which include a full bath and separate shower enclosure. This hallway also has outside access to the side of the house and an open stairway to the first floor.

 

The stairs lead to what could easily become a rather splendid master suite, comprising a very large bedroom with lovely views and an en-suite bathroom.  A further room, in use as a bedroom, has great potential as a dressing room to the master suite. Returning to the main entrance hall, the stairs lead to the glazed landing which takes you to the first of four double bedrooms, a well-proportioned room with sea glimpses from the dormer window and en-suite facilities. Two further rooms, both with views towards the coastline, share a large family bathroom with separate shower enclosure and a second en-suite room is particularly generously proportioned.

 

Outside space is mainly to the front of the property, to make the most of the westerly aspect. The decked terrace looks over the large, level lawn area with established borders and specimen trees/shrubs bordered by a low wall. To one side of the property, there is parking for several vehicles and a covered storage area to the rear. To the other side, a sheltered drying area leads to the rear of the property, with its walled boundary, which looks out across open fields. Services to the property include mains electricity, water and drainage with a gas central heating system.

 

The hamlet of Tregurrian lies 3 miles north of Newquay and 10 miles south of Padstow. Watergate Bay is just a short walk away, with 2 miles of dog-friendly golden sands it is a leading venue for beach sports and events. Local amenities include a selection of shops, hotels, pubs and restaurants, including Jamie Oliver’s acclaimed Italian-influenced Fifteen. Several popular beaches and visitor attractions, such as Fistral Beach, Bedruthan Steps, the Eden Project and Lost Gardens of Heligan are easily accessible by car. Well situated for ease of transport, Tregurrian is less than a 15 minute drive off the main A30 and just 5 minutes away from Newquay Airport with its domestic and international flight services. Main line train stations are at Bodmin Parkway or St Austell, both approximately 30 minutes drive away.

 

From Padstow, follow the B3276 towards Newquay for approximately 10 miles, passing through St Merryn, Porthcothan and Mawgan Porth. As you enter Tregurrian, you will see the Watergate Touring Park on your right hand side. The entrance to The Blue House, a five bar gate on a gravel driveway, is next on your left hand side, approximately 100 metres along the road. The postcode for satellite navigation is TR8 4AE.
