A beautifully presented link detached bungalow offering modern & contemporary style with a secluded garden
Located on the outskirts of this hugely popular market town is Westcott, a small development of modern bungalows in a quiet cul-de-sac location. The development is made up of a range of bungalows situated within approximately half a mile of Wadebridge town centre with its wide and varied business, leisure and shopping amenities.
Number 17, also known as Junipers, is in excellent order with a neutral decor providing a light and airy feel, having been greatly improved by the current vendors with the addition of a new contemporary high gloss kitchen with integral microwave, double oven and ceramic hob. The soft close units include a mixture of floor and wall cabinets, draws and pan drawers with space and plumbing for a washing machine and tall fridge/freezer. A serving hatch opens to the living room and a door leads out to the patio at the side. The living space is extremely light with patio doors to the side and a large bay window to the front aspect offering far reaching views. The gas fire provides central focal point to the room.
The first of the bedrooms has a front aspect window offering far reaching views and a newly built range of floor to ceiling wardrobes and cupboards. Next is the bathroom, a good sized room with a bright white suite including fully tiled walls, close coupled WC, pedestal wash basin, radiator and a paneled bath with an electric shower unit over. There is a single bedroom with a rear aspect window overlooking the garden and a built in wardrobe. This room is currently used as a dining room. Lastly, the master bedroom, a generous size double has built in wardrobes and a window to the rear overlooking the garden. The property benefits from upvc double glazed windows, soffits and fascia’s proving easy upkeep and low maintenance. The heating and hot water is provided by a gas fired boiler sited in the hallway cupboard.
The driveway provides parking for several cars with a further graveled parking space beside. The integral garage has an up and over door and a personal door to the rear giving access to the garden.
The fully enclosed garden offers privacy with a south westerly aspect and consists of a paved patio area to the side, a real sun trap and perfect for outdoor dining. A path leads round the side and to the rear with steps leading up to the main garden area with lawn and established planted beds and borders. To the back of the garden is a Cornish stone wall and given the elevated position, provides a wonderful spot to enjoy the far reaching views. Services to the property include mains water, electricity, gas, and drainage.
Wadebridge is a thriving market town on the river Camel, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. Wadebridge also enjoys the Camel Trail, a popular and almost level cycle route which runs between Padstow and Bodmin, formerly the railway track. The town is equal distance from the harbour town of Padstow with all its restaurants and quaint shops and the watersports haven of Rock. The nearest mainline station is Bodmin Parkway which is approximately 15 miles distant as is the nearest airport at Newquay.
To find 17 Westcott, leaving Wadebridge town centre proceed along Eddystone Road and at the mini-roundabout turn left and at the next roundabout take the second exit and proceed up West Hill. Proceed over the next mini-roundabout and on your right hand side you will see a turning for Trevanson, proceed along this road for a short distance and turn left into Westcott. Drive straight up Westcott and the property can be found in the right hand side corner as the cul-de-sac bears left. The postcode for satellite navigation is PL27 7HG.
