A substantial & refurbished four double bedroom semi detached period home with large garden and parking

Located in an elevated position within this favoured market town is Barrow House, a substantial, fully refurbished and extended four double bedroom semi detached three storey house ready for immediate occupation with no onward chain. This fantastic family home has excellent living and entertaining space and loads of character combined with a contemporary finish and period features, a large lawned rear garden and patio and even driveway parking to the side. Noteworthy attributes include UPVC double glazed windows, contemporary vertical radiators, custom made fitted shutters, the solid oak floor in the living/dining room, underfloor heating in the kitchen and replacement boiler and fresh carpets all within the last 18 months. The peaceful and convenient location, towards the top end of Whiterock Road, provides some lovely views across the town and beyond while it is just a short stroll into the town itself.

Step into the useful front porch and proceed into the inviting entrance hall where stripped floorboards flow through to original tessellated flooring and the staircase, with its attractive carpet runner and LED lights, rises to the first floor. To the right, a period style door opens into the living/dining room with a large bay window to the front aspect allowing an abundance of natural light to flood in. Both this and the window to the back of the room are fitted with stylish custom made shutters while a solid oak floor and a beautiful period fireplace complete the look. Accessible at the end of the hallway, the kitchen/breakfast room is fitted with sleek white gloss kitchen cabinets and drawers with bamboo work surfaces and integral appliances as well as underfloor heating beneath the tiled floor. The integrated appliances include a dishwasher, washing machine, an induction hob with double oven below and stainless steel and glass extractor hood above. A white ceramic sink with stainless steel mixer tap sits below a window to the side, a door takes you to the garden and two further windows are located around the breakfast area making the room extremely light.

Up on the first floor, there is a long landing with a stylish shower room, separate cloakroom, chic main bathroom and three genuine double bedrooms. The first of the bedrooms, at the rear of the house, is a good size double with some far reaching views across Wadebridge and beyond. Next up is the shower room and cloakroom before another double bedroom that has painted floorboards and a window overlooking the rear garden. At the front of the house is a third double bedroom which has a built in wardrobe and fitted shutter. Next to this room is the main family bathroom, stylishly fitted with a crisp white suite comprised of a contemporary square edge bath with a chrome thermostatic shower, glass shower screen and chunky taps, a circular washbasin sat on a black gloss storage unit and close couple wc. Sparkling back floor tiles and contrasting white wall tiles complete the trendy feel. Back on the landing, a cupboard houses the hot water cylinder while a sliding door reveals a set of stairs that lead up to the attic conversion. With two Velux windows, white painted timber lined walls, eaves storage and even a wash basin, this large and final double bedroom is full of light and a tranquil space in which to retreat.

Immediately to the rear of the property is a large L shaped paved patio area ideal for al fresco dining. The majority of the garden is laid to lawn with a mature hedge line to one boundary and fencing to the other. A path runs down one side to the far end of the garden where a second area of patio and raised planting beds can be found together with a lovely summerhouse, a beautiful productive appletree and some pleasant views across Wadebridge and beyond. To the side of the house is a gate that leads to the front where there is off road driveway parking and a small area of raised lawn, some established bushes and some great views across the town. Services to the property include mains water, electricity, gas and drainage.

Wadebridge is a thriving market town on the river Camel, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. Wadebridge also enjoys the Camel Trail, a popular and almost level cycle route which runs between Padstow and Bodmin, formerly the railway track. The town is equal distance from the harbour town of Padstow with all its restaurants and quaint shops and the watersports haven of Rock. The nearest mainline station is Bodmin Parkway which is approximately 15 miles distant as is the nearest airport at Newquay.

To find Barrow House, drive over the bridge towards Wadebridge town centre. Turn right at the mini roundabout onto Eddystone Road and then turn left at the next roundabout. At the next mini roundabout, turn left onto Whiterock Road and drive up the hill past the police station. Barrow House can be found towards the top end of Whiterock Road on the right hand side with our for sale board outside. The postcode for satellite navigation is PL27 7ED.
