A gorgeous 3 bedroom former farmhouse full of character together with a 1 bedroom annexe & 2.4 acres of land

Located in the peaceful and pretty rural hamlet of Burlawn at the end of a quarter of a mile private lane stands Trerice Farm, a period stone building and former farmhouse providing comfortable and characterful 3 bedroom accommodation standing within approximately 2.4 acres of glorious gardens and grounds partially bordered by a stream. In addition is an interconnecting 1 bedroom annexe with successful letting history. Affording a most idyllic position just a couple of miles outside of the hugely popular market town of Wadebridge, the situation provides tranquility and utmost privacy yet with the security of just one near neighbour. Of further benefit is a large timber summerhouse and ample driveway parking.

Believed to have been originally constructed in the early 1600s with local stone under a slate roof, Trerice Farm is nestled on the side of a valley and accessed via a wooden front door directly into the hallway with a slate floor, stairs rising to the first floor and doors to both the kitchen and sitting room. The principal reception room, the sitting room, has a sizeable wood burning stove with back boiler housed on a slate hearth, a beamed ceiling, a delightful window seat and front aspect window. The dining room is accessed from here with its beamed ceiling, open fireplace (currently not in use) and front aspect window. Into the kitchen and there is an array of cream coloured base cabinets complimented by a rolled edge work surface and tiled splashback. Cooking is provided for by a matching electric Aga with hob and extractor above and there is space and plumbing for a washing machine. Leading from the kitchen via French doors is a UPVC conservatory with a range of matching base cabinets with a rolled edge work surface, ample dining space and lovely views across the adjacent gardens. The conservatory then continues to a utility room with space and plumbing for a washing machine and tumble drier and numerous shelves and cupboards. From here is internal access, via two lockable doors, to the one bedroom annexe.

The annexe accommodation is currently used for a successful holiday letting business and has the benefit of its own private courtyard garden and parking. The accommodation briefly consists of a pleasant conservatory leading to a comfortable sitting room with wood burning stove on a slate hearth. The accommodation continues to a double bedroom, well equipped galley kitchen and family bathroom.

On the first floor, there are 3 bedrooms and family bathroom. The family bathroom is comprised of a stylish and modern white suite with a paneled bath, glass shower screen and thermostatic shower over, bidet, wc with a hidden cistern and wash hand basin above a vanity cabinet. All three bedrooms have front aspect windows with views across the surrounding countryside, two are double size rooms while the third is a single room and would make a great office space.

As previously mentioned, this delightful former farmhouse is approached via a quarter mile private driveway that serves just one other property. To the front of the house is a pretty walled garden with ample parking to the side and steps leading to a large patio area that is perfect for alfresco dining. The majority of the land is located to the rear of the property with a large area of lawn gently sloping towards woodland that is partially bounded by a stream. Overall, the grounds extend to just over 2.4 acres and include an orchard, greenhouse, vegetable patch and paddock. In addition, a large two storey timber summerhouse can be found at the end of the driveway. This is equipped with light and power and is comprised of a sitting room measuring 4.67m by 3.91m, two further separate rooms measuring 2.34m by 2.31m and a mezzanine storage area above with a ladder for access measuring 3.56m by 2.36m. To the side of the driveway are twin log stores and a useful garden shed. Services to the property include mains water and electricity with a private drainage system.

Trerice Farm is a classic farmhouse situated in an idyllic and tranquil rural setting within extensive gardens and grounds and viewing is advised at the earliest convenience.

Burlawn is a pretty hamlet on the edge of forestry land less than two miles from the thriving market town of Wadebridge. Wadebridge, which sits on the river Camel, offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. Wadebridge also enjoys the Camel Trail, a popular and almost level cycle route which runs between Padstow and Bodmin, formerly the railway track. The town is equal distance from the harbour town of Padstow with all its restaurants and quaint shops and the watersports haven of Rock. The nearest mainline station is Bodmin Parkway which is approximately 15 miles distant as is the nearest airport at Newquay.

To find Trerice Farm, follow Trevanion Road south from Wadebridge town centre and continue along this road for approximately 1.5 miles. Just after a sharp right hand bend, take the next left signposted Burlawn at the crossroads and follow this lane down into the village. As the lane bares left, turn right and continue along the lane passing several properties. As you approach the edge of the village, indicated by the speed delimiter sign, take a left hand turning identified with a slate sign for Trerice Farm. Continue along this lane for approximately a quarter of a mile, crossing a ford at the bottom of the valley, and the property will be found on the right hand side. The postcode for satellite navigation is PL27 7LE.
