This three bedroom detached cottage has undergone an all encompassing renovation

Situated just two miles from the bustling market town of Wadebridge and six miles from the picturesque harbour town of Padstow is The Old Toll House, a three bedroom detached cottage set within its own grounds and with no immediate neighbours. The current vendor has just completed an all encompassing top down restoration and refurbishment, on what was originally a derelict dwelling, and now provides a super stylish, light and contemporary interior with high specification fixtures and fittings in a semi rural spot just off the A39 link road.

Noteworthy features include brand new double glazed windows with acoustic glass which offer great thermal efficiency and noise reduction alongside the fully insulated floors and walls. The open plan ground floor is home to an array of grey soft close kitchen cabinets and drawers with a white oak effect composite work surface complete with breakfast bar and composite Frankie sink with hot tap. Integrated within the kitchen is an electric oven, ceramic hob, wine chiller and a freestanding fridge/freezer which will be included in the sale. Moving into the lounge area, the focus is around the feature fireplace with oak mantel and Opti Myst electric fire with realistic flame and smoke and recessed log store to the side. There is ample space for occasional furniture and the window seat is a great characteristic as are the chestnut beams and columns. There is a front door at one end and a porch to the rear which doubles as a utility room.

Heading up to the light and spacious first floor landing, the ultra modern principal bathroom features crisp white premium contemporary sanitary ware and chrome heated towel rail. The bathroom is utterly distinctive with grey tiles to the walls and grey wood effect to the floor, affording a unique and striking appearance and sleek contemporary style. Complete with an enclosed jacuzzi bath with a square hinged glass shower screen and electric power shower, the piece de resistance is the illuminated heated wall mirror with built in waterproof television which completes the stylish aura. The main bedroom is a comfortable double with a feature cast iron fireplace and an extensive range of build in wardrobes and cupboards. The second bedroom, a comfortable single or small double, again has a built in cupboard with a custom built open tread staircase rising to the second floor. This cleverly designed use of space incorporates a third bedroom with a built in single bed and frameless glass balustrade that creates a gallery over the landing below. Velux windows flood the area with natural light. Additional noteworthy features include slate sills to the windows, USB sockets, low wattage LED lighting, a full alarm system and brand new contemporary grey carpets. The property will also come fully furnished for the full asking price.

Outside, the semi rural setting offers views across open countryside with a tree lined boundary to one side. A picket fence and five bar gate access enclose the gravelled driveway with ample space for several vehicles and a raised seating area to the side. The rest of the garden is mainly laid to lawn, interspersed by gravelled areas while a tall fence screens the adjacent road. Services to the property include mains water, electricity, a Calor gas central heating system and a private treatment plant drainage system.

Whitecross is situated just outside of the market town of Wadebridge and is home to the Royal Cornwall Showground. Within a mile is the award winning Quarryman Inn in nearby Edmonton, a traditional Cornish free house brimming with character and history. The location is perfect for exploring the many sandy beaches at Polzeath, Harlyn, Trevone and Constantine while the championship golf courses at Trevose and St Enodoc are just a short drive away. Wadebridge is a thriving market town on the river Camel, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. Wadebridge also enjoys the Camel Trail, a popular and almost level cycle route which runs between Padstow and Bodmin, formerly the railway track. Within a 6 mile drive is the picturesque harbour town of Padstow with all its restaurants and quaint shops as is the watersports haven of Rock. The nearest station is Bodmin Parkway which is approximately 15 miles distant as is the nearest airport at Newquay.

To find The Old Toll House, drive out of Padstow along the A389. After approximately 2 miles, turn left signposted to Wadebridge. Follow this road for approximately 3 miles passing through Little Petherick and St Issey. Turn left onto the A39 and The Old Toll House can be seen along on the right hand side on the corner of a side lane. The postcode for satellite navigation is PL27 7JQ.
